VNKRLE: (Reorg) China Vanke is negotiating with certain lenders, mostly insurance companies, in an effort to extend the near maturities of its non-standard debt, and company management visited Beijing recently to seek regulators’ coordination in facilitating the extension talks; certain non-standard debt, originally due Dec 2023, was extended for 3 months until Mar this year, and with the maturity approaching again, a team of executives led by Chairman Yu Liang traveled to Beijing to meet with regulators and negotiate with creditors; on potential asset disposal, Vanke is planning to sell certain stake in its rental apartment arm, Port Apartment, and potential buyers involved in the discussions include state-owned enterprises.

Reorg称，VK正与部分借款人进行非标债务展期谈判。VK正在与某些贷款机构（主要是保险公司）进行谈判，以延长其非标准债务的期限。VK企业管理层最近访问了北京，寻求监管机构的协调，以促进延期谈判；原定于2023年12月到期，延期3个月至今年3月到期，随着到期日再次临近，董事长带领高管团队前往北京与监管机构会面，并与债权人就潜在的资产处置进行谈判，万科正计划出售其租赁公寓子公司Port Apartment的部分股权，参与讨论的潜在买家包括国有企业。

早些时候，万科与投资者举行业绩与战略交流会，并对新经营性物业贷政策、REITs资产证券化、供应链金融融资、债务等热点问题进行回应。

关于供应链金融是否有压降计划，万科的回应到：

去年供应链金融的规模已经明显下降，年底余额大约为500亿，与年中相比并无太大变化。未来趋势上，供应链金融应该还是会随公司在建规模有序压降。

从三季报来看，万科应付账款相比年初下降了约400亿，这中间包括相当一部分供应链金融。万科管理层表示，目前还没有设定具体的2024年供应链金融的目标，会依据项目开发节奏合理安排。

小供注意到，万科作为国内首个发行供应链ABS的房地产开发商，将供应链应付账款融资应用到的炉火纯青。=小供注意到，2020年至2022年底左右，万科作为核心企业共发行了超过1230亿元供应链ABS。根据Wind统计，在2020年4季度，万科供应链ABS单季发行规模曾突破237亿元，高峰时单月发行额度近60亿元。

2023年一季度，万科一度暂停了其供应链ABS的发行，在随后的2023年8月，万科在暂停供应链ABS发行近10个月之后，在今年6月开始又开始发行供应链ABS了。
